IRS Qualified Real Estate Appraisals
The Internal Revenue Service requires a formal qualified appraisal establishing fair market value of properties involved in real estate, probate and trust settlements. Typically, fair market value of the property as of the date of death must be determined by forensic retrospective research of generally similar comparable sales as of that date.
Certified Appraisal Reports
All appraisals are Certified and completed in full compliance with the Uniform Standards of Professional Appraisal Practice (USPAP) which requires appraiser's competence in analysis and valuation conclusions as well as confidentiality involving the subject property. I stand behind and will defend all completed appraisals against all challenges.
Fully Documented
With a Certified Appraisal Report, the client is provided with an accurate, fully documented and fully supported property valuation which provides assurance to all parties involved. Fees are competitively priced and are based on complexity of the appraisal.
